Your Community Association Manager (CAM) is responsible for maintaining your community in whatever form that may take day to day. They will manage, operate, maintain, and supervise the common properties of the Association at the direction of the Board of Directors.

This means that your manager will often wear many different hats, but ultimately if you have an issue within the community your manager will be able to resolve it in a timely manner.

Your CAM is not an island, however.

Monday - Friday 9 am - 5 pm in person, by phone or by email at Info@ElimServices.com. We also contract with an answering service to ensure that anytime an owner calls our office line, day or night, they will reach a live person who is ready to help.

Just picking up the phone isn't enough, however. So we strive to ensure that any person who picks up the phone can resolve your residents issues in a single call.

We will also handle all administration.

We understand that a home is the largest financial investment in most people’s lives, and should be a place of tranquility, peace and safety. As association managers, we believe in listening to each homeowner to fully understand their issues and to work to resolve those issues as quickly and efficiently as possible.

We appreciate that being on the Board of Directors is a volunteer position and that people who have invested their time and energy as a board member are often under-appreciated and over-worked. We believe your time is precious and should be spent on your family, your business and yourself, not consumed with association matters. We take our responsibility seriously to provide a professional team to ensure your volunteer service on the board doesn’t turn into a full-time job. We never forget that we work for you for the betterment of the Board as well as the individual owners of the association.

he most qualified and experienced maintenance personnel will be provided. The hourly rate for general maintenance will be $35/hour. Our staff will be able to do touch-up painting and minor repairs that do not call for specific licensing. More in-depth repairs, such as electrical or plumbing issues, will be done by separate vendors and bids will be provided to the Board prior to selection.

Elim Services has established relationships with local CPA’s, attorneys, and insurance companies to ensure all the needs of the Association are handled professionally and efficiently. These firms will be presented to the Board when needed and the final decision on vendors for accounting and legal work will rest with the Board.
